In Portrush, the Question Is Who Is Holding the Code This Week
Most alarm advice is written for a property with one household in it, the same people, all year round. Portrush is not that town.
A large share of the property here changes hands week by week. Apartments and townhouses are let to a different family every Saturday. Second homes belong to owners who live in Belfast or across the water and come up when they can. Guest houses run at capacity through the summer and lock up in November. Cafes, bars and shops trade hard from Easter until the schools go back and then trade barely at all.
That makes occupancy, not layout, the thing a system has to be designed around. Who needs to be able to arm and disarm this building, for how long, and what happens to their access when they leave? Answer that badly and you end up with the two failures we are called out to fix most often here: a code that half the county now knows, or a property that has been sitting unset all winter because nobody wanted to deal with the false alarms.
So on Portrush jobs the survey spends its time on users, codes and out-of-season cover, and comparatively little on the hardware list.
Who Rings Us About an Alarm in Portrush
Enquiries here tend to arrive at one of three moments.
- After the event. A break-in, a forced door, or signs that somebody has been inside a property while it stood empty between lets. The priority is cover, quickly, and cover that suits the building rather than whatever is on the van.
- Ahead of the event. You have just taken a property on, the season has finished, or it has dawned on you that you no longer know who is holding a working code. Nothing has gone wrong, and the point is to keep it that way.
- Because you have been told to. A mortgage condition, an insurer, a letting agency or a commercial lease is asking for a certified system at a stated grade, documented, fitted by a certified installer.
Whichever one applies, the route is the same: a free survey, then a fixed price in writing.

Holiday Lets and Guest Codes, the Setting That Causes Most of the Trouble
If you let a property short-term, the single most valuable thing on your system is not a detector. It is individual user codes.
A modern panel will hold a set of separate codes rather than one shared master. That means each booking can be given its own code, that code can be cleared the moment the guest leaves, and the panel log will show which code armed or disarmed the system and when. If a system is handed over on one permanent code printed in the welcome folder, then by the end of a season that code has been through dozens of households, cleaners, tradespeople and whoever they passed it to, and it has stopped being a security measure at all.
There are two other things worth setting up properly at installation on a let. The first is keeping the guest interface genuinely simple, usually one straightforward arm-and-disarm action, because a system a visitor cannot work at eleven at night is a system that gets left off. The second is separating any owner’s store, locked cupboard or private room onto its own zone, so the part of the building the guests never enter stays protected while they come and go normally.
We configure all of this at handover and show you how to add and remove codes yourself between bookings, so you are not phoning us every changeover.
Properties That Sit Empty from October to Easter
Out of season a good part of the town goes quiet, and an empty property is a different security problem from an occupied one.
The practical risks change. Nobody notices a forced window for weeks. A burst pipe or a power cut can disable equipment that nobody is checking. And a keyholder who lives an hour or more away cannot realistically respond to every activation through the winter.
Three things make the difference on a property that stands empty for months:
- Monitoring rather than a bell only. An alert that reaches a staffed centre still means something when there is nobody nearby to hear a sounder.
- A signalling path that reports its own failure. A monitored system can flag it if the connection to the alarm receiving centre drops, so a fault does not sit undiscovered until spring.
- A keyholding arrangement that actually works. Advanced Overwatch provides keyholding, which for owners living away from the coast is often the missing piece rather than anything to do with the alarm itself.
One thing worth checking yourself: insurers commonly apply extra conditions once a property is left unoccupied beyond a set number of consecutive days, and that number varies between policies. It is worth reading your own wording before the season ends, because it can change what you need the system to do.
Main Street, Kerr Street and the Seasonal Trading Premises
The commercial core running through Main Street, Kerr Street, Eglinton Street and down towards the harbour has its own pattern. These premises hold stock and takings, they have a public door that has been open all day, and in high season they empty late and refill early.
Two points matter here. Confirmed detection is the first, so that an activation carries enough evidence to be treated as genuine rather than as another unconfirmed bell in a busy street. The second is the shared-building problem, which is common in the town centre: where a unit adjoins another, shares a rear service lane, or sits under residential accommodation, each occupier needs their own correctly zoned and separately commissioned installation. We commission each unit on its own even where several sit in one terrace, so an activation in one premises is not lost among a neighbour’s false triggers.
Seasonal premises have one extra requirement. When a business closes for the winter, the system should be reconfigured for a closed building rather than simply left as it was in August, and the staff codes issued for the season should be cleared. That is a short visit, and it is the one most often skipped.
We Are in Portrush Every Day
Advanced Overwatch is contracted to monitor the town-centre CCTV system in Portrush. That system is owned and managed by Safer Causeway, who contracted us to run the monitoring in 2022. We upgraded every camera on the network and built a new, state-of-the-art town-centre CCTV control room to operate it from.
Our public-space, SIA-licensed CCTV operators also work on a daily basis with the Community Rescue Service, using the camera network to help locate high-risk missing and vulnerable people.
We mention it for one reason. When you book a survey in Portrush you are not dealing with a company that services the town from a distance and treats it as an outlying postcode. Our office is in Coleraine, a few miles down the road, and our people are working in this town every day of the week.
Salt Air, Exposed Sites and Keeping False Activations Down
Coastal installation has some genuine differences, and they mostly show up two or three years in rather than on day one.
Salt-laden air is hard on external equipment and on the fixings holding it up, so external sounders, cabling and any outdoor detection need to be specified and sited for that environment rather than treated as a standard install. Exposed sites also see sustained wind, and on properties above the strands and around Ramore Head that is a real cause of nuisance activations where detection has been chosen without much thought: a rattling door, a moving curtain near a poorly placed sensor, or an outbuilding that moves in a gale.
This matters more than it sounds, because nuisance activations are how systems end up switched off. On a let, they are also how you end up with a guest complaint and a bad review. Getting detector type and position right at survey is the cheapest possible fix, and it is a large part of what we are actually doing when we walk the property with you.
How the Grade Gets Decided
Systems are graded 1 to 4 under BS EN 50131. The grade comes out of a risk assessment done during the survey, which means it follows how a building is used and what it holds, not what type of property it is or which street it sits on.
Portrush shows up the difference well. Take two identical terraced houses side by side. One has a family in it all year; the other is let by the week and stands empty from October. Same building, different exposure, and often a different grade. A shop or bar holding takings and stock overnight will commonly sit above either of them.
Installation is to PD 6662:2017, the UK scheme governing how these European standards are applied here, and the grade we recommend is confirmed to you in writing. That written confirmation is normally the exact document an insurer, letting agency or landlord has asked you to produce.
What Happens When Your Alarm Activates
On a self-monitored system the alert lands on your phone. It costs little and it does the job, but it carries one condition: somebody has to be free to look at that notification and do something about it. For an owner sitting two hours away on a wet Tuesday in February, that condition frequently fails.
Under 24-hour monitoring the same activation instead reaches a staffed alarm receiving centre, which follows an agreed sequence: verifying the activation, working through your keyholders in order, and escalating when nobody can attend. Where an activation meets the confirmation requirements of BS EN 50131 and BS 8243:2021, a police response can be requested through the PSNI Unique Reference Number scheme, which is the mechanism separating a confirmed alarm from an unconfirmed one.
For a house in the town with people living in it, either option is defensible. For a let, a second home, or premises shut up for the winter, monitoring is the recommendation we would actually stand over.

What It Costs
Nobody can price this honestly without seeing the building. The variables that move the number are floor area, how many zones and separate users you need, wired against wireless, and whether monitoring is added. A two-bedroom apartment off Lansdowne and a guest house with an owner’s flat and a rear yard are simply not the same job.
Here is the commitment instead. After the survey you receive a fixed price in writing, before anything is booked in, and that figure holds unless you yourself ask for the specification to change. There is no low headline number designed to get a foot in the door and no revision once the vans have arrived.
SSAIB Certification and What Insurers Ask For
Advanced Overwatch is SSAIB certificated (NIRE127) specifically for Intruder Alarm Systems, Visual Surveillance Systems (VSS) and Access Control Systems. Intruder alarm installation falls inside that certified scope. The practical meaning is that our procedures, our installations and our documentation are independently assessed against BS EN 50131 and PD 6662:2017, rather than being something we assert about ourselves.
That independent assessment is usually what an insurer, letting agency or commercial landlord wants sight of before cover is confirmed, so the certification and grade details go to you in writing as part of the survey. Advanced Overwatch additionally holds ISO 9001, ISO 14001, ISO 27001 and ISO 45001 certification.
Our office is in Coleraine, and Portrush and the wider Causeway Coast are covered as a service area from there.

Portrush Burglar Alarm FAQs
How much does burglar alarm installation cost in Portrush?
The price is driven by floor area, how many zones and separate user codes are required, wired against wireless, and whether 24-hour monitoring is included. We do not publish a generic figure, because on a coast with everything from one-bed apartments to guest houses it would be meaningless. You get a free survey, then a fixed written price before anything is booked, and that is the figure you pay.
What is the best alarm setup for a holiday let in Portrush?
A system with individual user codes rather than one shared master code. Each booking gets its own code, you clear it when the guest leaves, and the panel log records which code was used and when. We also keep the guest interface simple so the system is not left switched off, and we put any owner’s store or private room on its own zone so it stays armed while guests come and go. We show you how to add and remove codes yourself between changeovers.
Can I protect a property that is empty all winter?
Yes, and it is one of the more common jobs we do along this coast. The key differences are professional monitoring rather than a bell only, a signalling path that reports its own failure so a fault is not discovered in the spring, and a workable keyholding arrangement, which Advanced Overwatch can provide for owners who live away. It is also worth checking your own insurance wording, as many policies apply extra conditions once a property is unoccupied beyond a set number of consecutive days.
Will salt air damage an alarm system near the seafront?
It affects external equipment and fixings, which is why external sounders, cabling and any outdoor detection on exposed Portrush properties need to be specified and sited for a coastal environment rather than installed to a standard pattern. Detector choice and position also matter on windy, exposed sites, because poorly placed detection is the usual cause of nuisance activations. We assess this at survey.
How often does an intruder alarm need to be serviced?
A domestic monitored system generally needs one maintenance visit a year. Commercial systems are normally serviced twice a year, and a system’s grade, its signalling type and your insurer’s own conditions can change that. We set out the required schedule at handover, and maintenance is available whether or not we installed the original system.
Can the police be called if my Portrush alarm goes off?
A police response can be requested where the system is professionally monitored and the activation meets the confirmation requirements under BS EN 50131 and BS 8243:2021, through the PSNI Unique Reference Number scheme. An unconfirmed activation on an unmonitored bell-only system does not carry the same status, which is the main practical reason owners of lets and closed seasonal premises choose monitoring.
