Emergency Lighting Installation in Newry, Northern Ireland

Advanced Overwatch installs emergency lighting systems across Newry and the surrounding South Armagh and South Down area to BS 5266-1:2025. We have provided emergency lighting installation and maintenance to commercial, retail, and industrial premises across Northern Ireland since 2017, and our engineers design systems that meet the safety and inspection requirements of any building type.

Newry, which gained city status in 2022, is one of Northern Ireland’s fastest-growing commercial centres. The combination of its position on the Dublin-Belfast A1 corridor, major retail development at Buttercrane Shopping Centre, and large industrial parks at Carnbane and Greenbank means there is a wide variety of commercial premises in the city, each with its own emergency lighting requirements.

Emergency lighting across the whole southern region. The same engineers cover Newry city, Warrenpoint and Rostrevor on the Carlingford Lough shore, Bessbrook and Camlough inland, Kilkeel under the Mournes and the South Armagh villages. Compliance, redaction, consultation and policy development are a separate professional service, delivered from Coleraine, and we have also supported customers elsewhere in the UK and Ireland.

Five kinds of Newry building, five different designs

Buttercrane, The Quays and city centre retail. A multi-unit centre splits the duty: the landlord covers common escape routes, stairwells, service corridors and car park access, each tenant covers its own unit. We work for both, and the boundary between them is worth agreeing in writing before an inspection asks about it.

Carnbane and Greenbank warehousing. Newry sits where the A1 meets the A28, which is why the distribution stock is here. High-bay space is the hardest emergency lighting problem in the district: the fitting is a long way from the floor it has to light, and racking changes the geometry every time the layout moves. Mezzanines, loading bays and goods-in each need their own consideration rather than a repeated grid.

Older buildings around Customs Square, the canal and Albert Basin. Retrofit here often rules out surface cabling, either because it would be obtrusive or because consent limits what can be fixed where. Wireless and battery-only solutions carry the load in those buildings.

Hospitality and licensed premises. Escape routes, toilets, stairwells and external exit points all need cover, and the practical constraint is the maintenance window, not the design. A venue trading late gives you a narrow slot to work in, so we plan the annual discharge test around trading rather than the other way round.

Cross-border operations. Plenty of Newry businesses run premises on both sides. Northern Ireland premises are designed and maintained to BS 5266-1:2025 whatever the commercial arrangement, and premises in the Republic are assessed against Irish requirements separately.

The duty, the standard and the two tests that prove it

Emergency lighting is not a one-off purchase, it is a duty with a calendar attached. The design standard is BS 5266-1:2025, the code of practice for emergency lighting of premises, and it sets out where luminaires go on escape routes, stairwells and open-plan space, the minimum illuminance on an escape route (1 lux along the centre line), the rated duration for the building category, usually 1 or 3 hours, and the difference between maintained and non-maintained fittings.

Meeting it at installation is the easy half. Workplace health and safety law then requires the system to be kept in working order, and the standard sets two intervals that do different jobs:

Monthly, a short functional test. Operate the test facility and confirm every luminaire illuminates. This proves the lamp and the changeover work. It says nothing about the battery.

Annually, a full rated-duration discharge test. Every luminaire runs on its battery for its full rated period and has to hold output the whole way. This is the test that finds tired batteries, and it is the one a fitting fails after passing twelve monthly tests in a row.

That gap is the single most common problem we find in Newry premises taken on from another contractor: a full log of monthly ticks and no annual discharge anywhere in it. Our servicing covers both intervals with a written report after each visit, and our guide explains why a luminaire can pass one test and fail the other.

Choosing between self-contained, central battery and self-test

There are only really four answers, and the building chooses between them.

Self-contained luminaires carry their own battery, charger and test facility. For most Newry offices, shops and smaller industrial units this is the proportionate answer, in maintained form where the fitting is lit all the time or non-maintained where it only comes on when the mains fails.

Central battery systems put one power source and one test point behind every luminaire, with each circuit monitored. They earn their place in multi-storey buildings and larger institutional premises where walking every fitting is the real cost.

LED conversion kits add emergency capability to existing fluorescent fittings during an upgrade, which suits a building where a full rewire cannot be justified yet.

Addressable self-testing systems run the tests themselves and log the results electronically. On a high-bay unit at Carnbane or Greenbank, where reaching a luminaire means a lift and a permit, this usually pays for itself in access time alone.

Everything is installed and commissioned to BS 5266-1:2025 by qualified engineers, with commissioning documentation and a completion certificate for the installation handed over at the end of the job.

The log book, and what an inspector actually asks to see

When emergency lighting causes a problem for a Newry business, it is almost never because the design was wrong. It is because nobody can prove the system was maintained. The log book is the evidence, and BS 5266-1:2025 expects it to record the monthly functional tests, the annual full-duration discharge, any luminaire that failed, what was done about it and when, and the date and result of the original commissioning.

A landlord at a multi-tenant site on the Belfast Road and a tenant in one unit inside it can both hold duties, and a shared escape route with no agreed owner is where that goes wrong. The same is true of a hospitality venue where the manager changes: the log walks out of the building with the person who kept it.

We hand over a log that starts at commissioning, add a written report after every visit, and will take on an existing system we did not install, beginning with a condition report and a plain list of what would have to change to bring it up to the current standard. That report is useful even if you never engage us for the remedial work.

Frequently Asked Questions

Yes. All commercial retail premises are required to maintain working emergency lighting systems. Under BS 5266-1:2025, emergency lighting must be tested monthly (a brief functional check) and annually (a full rated-duration discharge test). Larger retail complexes such as multi-unit shopping centres typically require systems designed to cover all escape routes, stairwells, and service areas. Advanced Overwatch carries out installation, testing, and maintenance contracts for retail premises across Newry. Call 028 9099 3566 for a site survey.

Yes. Warehousing and industrial units are commercial workplaces and must comply with workplace health and safety legislation requiring adequate emergency escape lighting. BS 5266-1:2025 is the design standard used for these buildings. Large open-plan warehouse spaces present specific design challenges around luminaire spacing and escape route signage, particularly where racking or mezzanine levels affect sightlines. Advanced Overwatch designs and installs emergency lighting for industrial and logistics premises across Carnbane Business Park, Greenbank Industrial Estate, and the wider Newry area.
